The Brief:
Consider the current plans for the proposed for the New Era Development in Sheffield, from the developers’ perspective. Consider one creative alternative to the current proposal, demonstrating how else the land could be developed whilst maintaining links with key business investors from China and providing an economically viable and marketable investment.

The submission should provide an alternative proposal for the site with your reasons. This should be produced within a report format and the following points will need to be discussed:

• Current proposed use of the site.
• Alternative use for the site.
• Feasibility for your proposal.
• Site, location and features.

The report shall be kept to a strict maximum word length of 1,200 words (+/- 10% allowed). Failure to stay within the word count will be penalised as follows:

• Under 1,080 or over 1,320 = -20% penalty
• Under 960 or over 1,440 = -50% penalty
• Under 840 or over 1,560 = -100% penalty

The assessment criteria for this assignment are provided on the attached table.

The Desired Learning outcomes for this assessment are:

• Interpret and accurately define a client requirement.
• Research and critically evaluate information from a variety of sources to provide commercial advice to the client.
• Prepare an economically viable proposal for the acquisition or development of a property to meet the client’s needs.
